What is Property Sourcing?

According to the PRS [https://www.theprs.co.uk/] A property sourcer should be someone with a good understanding of the property market who will research a variety of properties available to investors to buy and rent out to increase their monthly income or sell on for profit. EMEA ESTATES strives to ensure the deals we Property Source see our Investors an impressive ROI and Yield on their property investments.

Is EMEA ESTATES compliant?

Yes, It is a requirement for Property Deal Sourcers which support their investors with finding investment deals are compliant. We are proudly registered with the PRS and ICO governing bodies. 

I am ready to Invest, what is the next step?

You'll need to apply to become an Investor, our network value integrity and a certain level of etiquette, upon approval, a member of our team will be in touch. The next step would be a call to discuss your goals.

Is EMEA ESTATES an Estate Agency?

We certainly have ambitions of becoming an Estate Agency in the future, however our passions currently lay in supporting our Investors by Sourcing suitable deals nationwide.

What fees are associated with EMEA ESTATES?

According to The PRS and industry standards; a sourcing  fee is usually for the agent’s work to research, negotiate and complete the deal with the investor (in line with the investor’s requirements). The agent negotiates on the investor’s behalf and then completes the transaction for a fee, our fee ranges between £2,500 - £5,000 which is all dependent on how high our investors ROI is.

How long do I have to do my due diligence

After our investors have found a deal which works for their requirements, signed contracts, we typically give the investors 10 days to complete due diligence (view the property, complete analysis or send surveyors) if the deal doesn't work for them which happens, we'll either retain the fee whilst finding our investors a more suitable deal or we'll return the associated fees with no hassle.

I want to be rest assured I'm in good and safe hands

Matthew 22:37 - The bible commands us to Love our neighbour as much as we love ourselves, the ethics, values and integrity EMEA ESTATES holds encourages us to not sell anything we wouldn't buy, the bible also tells us to Obey the law of the land Romans 13:1-2 so any complaints can be seen to by our third party governing body - The PRS

Does EMEA ESTATES offer Project Management?

Yes, we aim to support you through your 10 days Due Diligence by answering questions during office hours, but we also have experience carrying out ' Hands-off ' Project Management. Find out more about our Qualifications on the About Us page. Project Management would be an extra fee, perhaps you'll need to manage timelines, quality or require a Project Mandate, we cover this all.

Is EMEA ESTATES AML Supervised?

Our partners carry out AML activities on our behalf,  for now we act as Intermediaries between our partners and the Investor, according to the AML Website " an intermediary, such as an internet property portal for private sales, allowing private sellers to advertise their properties and letting sellers and buyers contact each other (but only if you do nothing else covered by the general definition of estate agency work) - does not need to register " https://www.gov.uk/guidance/registration-guide-for-estate-agency-businesses
